Homeowner Payment Help
Colorado Community Management provides homeowners with access to convenient online payment resources through First Citizens Bank’s PropertyPay platform.
Through the PropertyPay Resources page, homeowners can find helpful guides and videos that explain how to manage common payment tasks, including:
Make a One-Time Assessment Payment
Homeowners can access step-by-step instructions for making a one-time payment toward HOA assessments. This resource is helpful for homeowners who prefer to make payments manually rather than setting up a recurring schedule.
Create a Payment Schedule
Homeowners who want to plan ahead can find guidance on creating a payment schedule through PropertyPay. This may help ensure assessments are paid on time and reduce the risk of missed due dates.
Make an Amenity Payment
For communities that use amenity payments, homeowners can find instructions for submitting those payments through the PropertyPay platform.
Update or Cancel a Payment
The resource page includes guidance for homeowners who need to change or cancel a payment that has already been scheduled.
Register and Explore Property Pay
Homeowners who are new to PropertyPay can watch a registration and overview video to learn how to access and use the platform.

Online Payments Through PropertyPay
Homeowners may use PropertyPay by First Citizens Bank to make online payments for association assessments and other property-related charges. Through the PropertyPay website, homeowners can make a one-time payment as a guest or create an account for added convenience.
To make a payment, you will need the management company ID, which is 4169, your Association ID, which is unique to your association, and your unit-specific account number (also known as your Homeowner Lockbox ID). This information can be found on your statement or welcome letter. Please also have your bank routing number and account number, or your credit card number, expiration date, CVV, and billing ZIP code ready before beginning the payment process.
What Homeowners Can Do on PropertyPay
Using PropertyPay, homeowners may be able to:
Pay association assessments online
Make one-time guest payments
Pay eligible property-related fees or amenities
Create an online account for future payments
Access payment options through First Citizens Bank’s secure payment portal
Payment Fees
PropertyPay fees vary depending on whether you make a one-time guest payment or create an account.
For guest payments or one-time payments:
ACH/eCheck transaction: $2.25
Credit card transaction: 2.95% of the transaction amount
If you create a PropertyPay account:
ACH/eCheck transaction: Free
Credit card transaction: 2.95% of the transaction amount
These fees are charged by the payment processor and are subject to change without notice. Homeowners should review the payment details shown on the PropertyPay website before submitting any payment.
Important Note
Creating a PropertyPay account may reduce payment costs for homeowners who prefer to pay by ACH/eCheck, since ACH/eCheck payments are free when made through a registered account. Credit card processing fees remain the same whether paying as a guest or through an account.
